Cost of the Work for Construction Phase. § 7.1 Costs to Be Reimbursed § 7.1.1 The term Cost of the Work shall mean costs necessarily incurred by the Construction Manager in the proper performance of the Work. The Cost of the Work shall include only the items set forth in Sections 7.1 through 7.7. § 7.1.2 Where, pursuant to the Contract Documents, any cost is subject to the Owner’s prior written approval, the Construction Manager shall obtain such approval in writing prior to incurring the cost. The parties shall identify any such costs prior to executing any Guaranteed Maximum Price Amendment. § 7.1.3 Costs shall be at rates not higher than the standard rates paid at the place of the Project, except with prior written approval of the Owner.

Cost of the Work for Construction Phase. § 7.1 Costs to Be Reimbursed § 7.1.1 The term Cost of the Work shall mean costs necessarily incurred by the Construction Manager in the proper performance of the Work. The Cost of the Work shall include only the items set forth in Sections 7.1 through 7.7. § 7.1.1.1 Notwithstanding anything contained in herein to the contrary, the Construction Manager shall include all reimbursable staffing and general condition costs including but not limited to its own labor, general requirements, staff costs, supervision, cleanup costs, temporary facilities, and other costs identified in the Construction Manager’s Staffing Plan and General Conditions exhibits based on an agreed upon not to exceed line items, which amounts shall be included in the GMP Amendment(s).
